Important Information to all Guests
1. Your room is not reserved until the Contract has been signed and returned to Buffalo Junction Properties, or if the booking has been made by telephone and the purchaser instructs Buffalo Junction Properties to place a none refundable deposit charge against their credit card this also denotes acceptance of all the terms and conditions set out below.
2. Cancellations – We are aware there are times when this may be necessary. Our cancellation policy is – we must be informed 14 days before the date of your arrival rental. Any person canceling a reservation inside these dates will be liable for the entire reservation period – there will be no exceptions to this rule. If the rental can be re-let you will receive a refund for part or all of the rental period minus a non-refundable booking fee taken at the time of your reservation.
3. Deposit and booking fee – When booking a rental property there will be a non-refundable deposit of 15.00% of the total booking fee. If your reservation occurs on a Holiday the non-refundable deposit will be equal to 1 nights stay.
4. “No – Shows” will be charged for the entire stay unless the room can be re-rented – less non-refundable deposit.
5. Equipment – Please notify us if you find anything not working or not to your satisfaction and we will do our best to resolve the problem. We cannot be held responsible for mechanical failures or power outages and we cannot rectify problems when you leave or at a later date.
6. Payment – We accept checks if received 14 days prior to arrival for the full amount required with a credit card number to hold the reservation. Visa/Mastercard or cash.
7. Smoking - We are a non- smoking facility. Smoking is permitted outside only. Any person caught smoking in the rooms will be asked to leave without a refund.
8. Pets – We do not accept pets. Sorry this is for the consideration of our other guests.
9 We reserve the right to refuse service to anyone and will not be responsible for loss of valuables, money, and damage to vehicles or personal injury to any member of your party during or after your stay. You are fully aware that all members of your party use these facilities at their own risk.
10. Check-in time is between 3pm and 9pm – unless other arrangements have been made. No early check-ins please!
11. .Check-out time is 11am prompt. Late check-outs without permission will be charged at $25 per hour or per day after 3pm.
12. Candles, because of the obvious fire hazard, candles are not permitted. Any person caught using candles will be asked to leave without refund.
13. Barbeques are not permitted at any of our properties. Our insurance does not cover these items.
14. Cleaning – There is no extra charge unless we find evidence of Smoking, Pets, and Candles, dirty dishes or excessive general cleaning. Pease treat our property with care and respect. We know accidents happen so let us know and we will be willing to work with you. Any of the above will result in extra charges being placed on your credit card up to $200 but not limited to that.
Pursuant to North Carolina statute, you are notified of the following. This is a Vacation Rental Agreement under North Carolina Vacation Rental Act. The right and obligations of the parties to this agreement are defined by law and include unique provisions permitting the disbursement of rent prior to tenancy and expedited eviction of tenants. Your signature on this agreement or payment of monies or taking possession of the property after receipt of this agreement is evidence of your acceptance of this agreement and your intent to use this property for vacation rental.
